Please read these Terms and Conditions (“Terms”, “Terms and Conditions”) carefully before using the [www.doctorbariproperties.com] website (the “Site”) operated by Doctorbari Properties Ltd (“us”, “we”, or “our”).

Your access to and use of the Site is conditioned on your acceptance of and compliance with these Terms. These Terms apply to all visitors, users, and others who access or use the Site.

By accessing or using the Site, you agree to be bound by these Terms. If you disagree with any part of the terms, then you may not access the Site.

1. Property Specifications

a. Main Entry of The Project
  • SS Secured decorative gate with necessary fixtures & fittings.
  • Project name & logo illuminated with light.
  • Spacious internal driveway.
  • Security guard room.
b. Reception Area
  • Marble 24”x24” floor tiles in the reception area.
  • Toilet for Visitors/Building staff.
  • Sigma (Former LG) 550 kg elevator with adequate lighting.
c. Lift Lobbies & Staircases
  • Suitable handrail in stair made of S.S. Pipe.
  • Spacious lift lobby on each floor.
  • Homogeneous floor tiles in all lobbies.
d. Generator
  • International standard 45 KVA Generator for lift, water pumps, and emergency lighting.
  • Substation as per DESCO requirements.
e. Apartment Layouts
  • Emphasis on maximizing advantages related to daylight, air passage, and outside view.
  • Privacy-focused layout with master and second bedrooms away from the guest bedroom and main entertainment area.
f. Provision for Cable TV and Telephone Connection
  • Connection points in Master Bedroom, 2nd Bed & Living Room.
  • Provision for telephone connection in Master Bed, living, and dining room.
g. Water Pumps
  • Protective parapet wall.
  • Cloth Drying Stand.
h. Roof Top
  • Best Quality and Standard (IKR or Equivalent) connecting each apartment to the reception desk

  • All Internal Door chowkhat made of Teak Chamble.
c. Bathroom Doors
  • Good quality UPVC doors.
d. Windows
  • 4” wide sliding aluminum windows with clear glass and mosquito net.
  • Safety grills in all windows.
e. Walls
  • Good quality 1st Class Bricks for all walls.
  • Smooth plastered finish for both exterior and internal walls (5” thickness).
f. Floor & Verandah
  • Chinese off white mirror polish tiles (24”x24”) in all rooms and verandah.
  • Plastic Paint on internal walls and ceilings.
g. Electrical
  • MK Gang type electrical switches.
  • Provision for air-conditioners in master bedroom, 2nd & Living room.
  • Emergency power supply from the generator for lights and fans.
h. Bathrooms
  • Glazed ceramic wall tiles (10”x13”) in all bathrooms.
  • Homogeneous floor tiles (12”x12”) with a correct slope towards water outlet.
  • Standard size mirror, basin mixture, sink mixture, bib cock, bath mixture, moving shower.

  • Provision for gas outlet, electric points, stainless steel sink.
  • Hot & Cold water lines.

3. General Amenities of the Complex

  • Covered & protected car parking area on the ground floor.
  • Electricity supply from DESCO. Water supply connection from WASA.
  • Underground water reservoir with a main lifting pump. Gas pipeline connection from TITAS.

4. Terms & Conditions

a. Application:
  • Application for apartment allotment should be made in the prescribed form with booking money.
  • The company reserves the right to accept or reject any application without assigning any reason.
b. Payment
  • Payment to be made as per the schedule mentioned in the legal purchase agreement.
  • Payments via Bank draft/Pay-order/Cheque.
  • A delay charge applies for defaulted payments, and cancellation may occur after a specified period.
c. Project Hand Over
  • Possession after full payment and completion of the apartment.
  • Completion may be affected by unavoidable circumstances beyond the company’s control.

5. Transfer of Ownership:

  • The apartment and land share will be registered in favor of each allottee/purchaser as per government rules.
  • Buyer to pay stamp duties, registration fees, taxes, legal government charges, VAT, and other miscellaneous expenses.

6. Legal Agreement

  • The buyer and the developer will sign a formal legal agreement outlining detailed terms and conditions.

7. Disclaimer

  • All measurements are according to architectural floor plans.
  • Furniture, fixtures, and fittings shown are considered as artist impressions and optional items.
  • Decorative tiles are considered optional.
  • Perspective views shown in the brochure are artist impressions and may differ after construction.
  • Gas Connection depends on the Gas Connection Company of the Government of Bangladesh.
